What would break this

A Gurugram supply surge

Two-thirds of absorption is one city. A large competing launch on Dwarka Expressway changes every line above.

A rate move of more than fifty basis points

Thirty-eight per cent of buyers here are financed. Loan cost is the demand variable this projection is least able to absorb.

A delayed launch

The Q2 and Q4 launch volumes are developer commitments, not delivered stock. Both have slipped before.
